Long-term rental (6–12+ months)
The cheapest way to live in Pattaya. Annual leases for furnished condos and houses; the longer the term, the better the rate. Two months' deposit is standard.
Winter stays (3–6 months)
November to March is high season – those who ask early get the best places. We reserve your winter home before you fly, including photos and a video tour.
Rent before you buy
Test the neighbourhood first, buy second: many of our buyers rent for a year. What you learn about location, neighbours and running costs is worth real money at purchase.
What to know about renting in Thailand
- Furnished is standard – condos and houses are almost always rented fully furnished, usually including kitchen and air conditioning.
- Electricity and water are extra – electricity is metered; always ask whether you pay the government rate or the landlord's marked-up rate.
- Deposit and contract – two months' deposit plus one month in advance is typical. We review the lease before you sign and document the condition at handover. More in our guide renting in Thailand: lease & deposit.
- TM30 registration – your landlord must report your stay to immigration. We make sure it happens; you will need it for visa extensions.
